What's Included?

All transfers, transportation, and seven (7) nights’ deluxe hotel accommodations, including two nights in Boracay with breakfast, lunch and dinner plus all internal air transportation.


You will be personally escorted at all times by one of our property specialist who speaks fluent English (Japanese translation available on request.)


All consultations with a real estate attorney, visits to properties and selection thereof, and all closing costs for property you purchase.


There is full assistance and consultation assisting you regarding the purchase and taking title of your property; obtaining your residency retirement visa and other related matters.



Fee Schedule

A 100% fully refundable property reservation of US$100,000 (or equivalent) is recommended.


Our fee of US$15,000 is non refundable once we have confirmed your visit and received your funds.

• Dates of preferred travel. Please note - Due to some Philippine holidays a second tentative date should be provided. We will do our best to accommodate you with your requirements and confirm back to you as soon as possible.




Other Information

All transactions are fully transparent. MEO Consulting Service, Ltd. or its owner may or may not be a principal in any particular property and may earn fees from any purchase you may make.


In the event you decide not to acquire any property, you’re property reservation fee (US$100,000 recommended,) is immediately and fully refunded.


The property reservation fee is a recommended fee only and of course, is fully refundable. It may be required as a deposit during your visit if you wish to purchase a particular property.


The cost for the land you will visit costs from Php11,000 (approximately US$260 at current exchange rates) per square meter and up depending on location. This cost should be used as a guide only. A typical parcel of land is approximately 300 to 350 square meters in size in the communities you will visit. Larger lots and already build properties are available as well.


Building costs, in the event you wish to build your own home, are currently Peso 18,000 to P20,000 per sm. for luxury properties (i.e. US$425 to $475 per sq.m.) Again, this can vary depending on your requirements and the type of kitchen and bathroom and other amenities you wish included. This can be discussed during your visit when you meet a recommended builder.
